Deep cleaning is a scheduled restoration of the whole home, quoted as a flat rate against property size rather than billed by the hour. A team works through the areas a routine session skips by design: grout lines, window tracks, appliance interiors, high surfaces, skirtings, cabinet interiors and behind or beneath movable furniture. The distinction from part-time cleaning is not intensity, it is scope and pricing basis.

Flat rate, not hourly. Roughly S$280 to S$400 for a 2-room HDB, S$380 to S$550 for a 4-room HDB, S$450 to S$650 for a 5-room, and S$500 to S$850 for a larger condominium. Landed property sits well above this range and is quoted after a site visit. Rates before GST. Expect the upper end during the December to February peak.

- Bathroom grout, tile joints and limescale on glass and fittings

- Mould remediation beyond surface cleaning, and pest treatment
- Repairs, regrouting or resealing, which are trade works not cleaning
- Clearance and disposal of bulky items

A flat rate is set from your property type, and for larger or unusual homes from photographs or a site visit. If a vendor offers only an hourly figure for a deep clean, the overrun risk has been moved onto you.

You prepare the surfaces
Clear worktops, put away valuables and small items, and move what you want moved. Vendors will not shift heavy furniture, and a cluttered home converts cleaning time into tidying time.

Top down, in sequence
High surfaces, fittings and fans first, then vertical surfaces, then floors last. Working in this order is why a deep clean cannot simply be run in parallel across rooms.

Wet work and dwell time
Descalers and degreasers have to sit before they do anything. Bathrooms and the kitchen are usually started early for this reason, then returned to.

How is deep cleaning priced differently from part-time cleaning?
Part-time cleaning is billed per hour. Deep cleaning is quoted as a flat rate against the size of the property. This matters, because a deep clean quoted to you as an hourly figure is a warning sign: it transfers the risk of the job overrunning from the vendor to you, and it is the most common way households end up paying more than they expected.
How often should a home be deep cleaned?
For a household already using a regular part-time cleaner, once every twelve to eighteen months is a reasonable rhythm. Homes without regular cleaning, homes with pets, and homes near the coast or an active construction site will justify it more often.
Do I need to be at home during the session?
Someone should be present at the start to walk the vendor through priorities and at the end to inspect. A deep clean is when disagreements about scope surface, and both are far easier to settle in person than afterwards by message.
Will deep cleaning make old grout look new?
No, and any vendor promising it is overselling. Cleaning removes soiling and biofilm from grout. It does not restore grout that is cracked, eroded or permanently stained. That needs regrouting, which is a trade repair, not a cleaning service.
Should I book before or after moving furniture?
After, if you can. A deep clean is materially more effective in a home where large items have already been shifted, and vendors will not move heavy furniture themselves for liability reasons.
