Spring Cleaning Services in Singapore

The pre-Chinese New Year whole-home reset. Same scope family as a deep clean, but demand and pricing are seasonal.

Spring cleaning in Singapore is a calendar event rather than a distinct technical service. The scope is broadly that of a deep clean, and where it differs it differs by emphasis: decluttering, storage areas, soft furnishings and the reception rooms guests will actually see. What sets it apart commercially is timing. Demand concentrates hard into the weeks before Chinese New Year, and both price and availability move accordingly.

Flat rate for the whole job

S$180–800

per session, by property size, before seasonal surcharge

You agree a total for the job in advance. If it overruns, that is the vendor’s risk, not yours.

Off-peak, roughly S$260 to S$350 for a 3-room HDB, S$320 to S$450 for a 4-room and S$380 to S$550 for a 5-room, with smaller units from around S$180. In the run-up to Chinese New Year, surcharges are widely reported: commonly around 20 percent, rising steeply in the final week or two before the holiday. Rates before GST. Booking several weeks ahead is the single most effective way to avoid the surcharge.

Indicative market ranges in Singapore dollars, before GST at 9%. These are not quotations. Your quote comes from the vendor you are matched with.

What a spring cleaning covers

What is included

  • Full deep clean scope across the home
  • Storage areas, store rooms and the tops of wardrobes
  • Living and dining areas detailed for guests, including display surfaces
  • Kitchen degreasing ahead of heavy festive cooking
  • Window tracks, grilles, sills and internal glass
  • Ceiling fans, light fittings and high-level dusting
  • Decluttering assistance where agreed in advance and the household directs what goes

What is not included

Usually a separate service or a different trade.

  • Disposal of bulky items and accumulated clutter, which is a separate clearance service
  • Deciding what to discard, which remains the household's decision
  • Upholstery and mattress extraction, priced separately per item
  • Aircon servicing
  • External window faces above ground level
  • Renovation residue

Is this the service you actually need?

Booking the wrong one is the most expensive mistake in this market, and it is usually made in good faith. Here is how to tell.

Book spring cleaning if

  • You want the home reset before Chinese New Year or before hosting
  • Storage areas and clutter are as much the problem as surface dirt
  • You are willing to book several weeks ahead to secure a slot at a normal rate

Book something else if

  • Deep Cleaning →

You want the same standard of clean outside the festive window. It is the same work without the seasonal premium, and availability is far better.

  • Mattress & Sofa Cleaning →

The home is generally fine and it is specifically the sofa or mattresses that need attention before guests arrive.

How long it takes, by home size

Property size drives this far more than which town you live in.

Property type Floor area Typical duration
2-room HDB 388–506 sqft 3 to 5 hours
3-room HDB 646–797 sqft 4 to 6 hours
4-room HDB 893–1130 sqft 5 to 8 hours
5-room HDB 1184–1324 sqft 6 to 9 hours
Executive HDB 1399–1615 sqft 8 to 12 hours
1-2 bedroom condo 484–969 sqft 4 to 6 hours
3+ bedroom condo 1076–2153 sqft 7 to 12 hours
Landed property 2153–5382 sqft 12 to 20 hours

How it works, step by step

  1. 01

    Book several weeks ahead

Demand builds from December. In the final fortnight before Chinese New Year the binding constraint is availability, not price, and no amount of negotiating creates a slot.

  2. 02

    Declutter before the team arrives

Decisions about what to keep are yours and they are slow. Making them in advance converts the booked hours into cleaning rather than sorting.

  3. 03

    Full deep clean scope

The same work as a deep clean: grout, window tracks, appliance interiors, high surfaces, behind and beneath furniture.

  4. 04

    Guest-facing areas detailed last

Living and dining areas, display surfaces and the entrance finished at the end so they are at their best when people arrive.

Spring Cleaning questions

When should I book for Chinese New Year?

Several weeks ahead. Demand builds from December and peaks in the fortnight before the holiday, and that is when both surcharges and slot scarcity bite. Booking early is worth more than negotiating hard: in the final week the constraint is availability, not price.

How much more does it cost during the CNY period?

Published guides commonly cite around a 20 percent surcharge, with steeper increases reported in the final week before the holiday. Reported peak figures vary a great deal between sources, so treat any single number with caution and ask your vendor for their specific peak rate in writing before booking.

Is spring cleaning the same as deep cleaning?

Substantially, yes. The scopes overlap almost entirely. The differences are emphasis, more attention to storage, clutter and guest-facing areas, and season, which is what actually drives the price difference. If the timing is flexible, book a deep clean instead and pay less for the same work.

Can the cleaners help me throw things out?

They can help sort and move, but decisions about what to discard stay with you, and disposal of bulky items is a separate service. Vendors will not remove items without explicit instruction, for obvious reasons.
