Move-Out Cleaning Services in Singapore

End-of-tenancy and pre-handover cleaning scoped against a landlord or HDB handover checklist, carried out in an empty unit.

Move-out cleaning is done when you are giving a property back, whether to a landlord at the end of a tenancy or to a buyer at completion. It is not the same as a deep clean, because the standard it is measured against is different: a deep clean is judged by whether the home feels clean, while a move-out clean is judged by whether the person receiving the keys signs off. That makes the handover checklist, not the vendor's own scope list, the document that matters.

Roughly S$290 to S$380 for a 2 or 3-room HDB, S$380 to S$550 for a 4-room, S$450 to S$650 for a 5-room or condominium, and up to around S$900 for landed property. Very large units above 3,000 sqft price higher again. Rates before GST. Prices assume an empty or near-empty unit; a unit still full of belongings will be requoted on site.

What a move-out cleaning covers

What is included

  • Full internal clean of an emptied unit, room by room
  • Cabinet, wardrobe and drawer interiors, which are standard handover inspection points
  • Bathroom descaling, grout and sanitaryware
  • Kitchen degreasing including hob, hood exterior and cabinet interiors
  • Window tracks, sills, internal glass and grilles
  • Removal of adhesive residue from hooks, decals and wall fixings where the surface allows
  • Floor cleaning throughout including under where furniture stood
  • Balcony and service yard

What is not included

Usually a separate service or a different trade.

  • Disposal of furniture, appliances or bulky items left behind, which is a separate clearance job
  • Repainting, patching or making good of wall damage
  • Repairs to fittings, and replacement of damaged items
  • External window faces above ground level
  • Aircon chemical wash, which many tenancy agreements require separately as a servicing record
  • Cement or paint residue from renovation work

Booking the wrong one is the most expensive mistake in this market, and it is usually made in good faith. Here is how to tell.

Book move-out cleaning if

  • You are a tenant at the end of a lease and want the security deposit returned in full
  • You are a seller and completion is scheduled
  • A landlord or agent has given you a handover checklist to meet

How it works, step by step

    Get the handover checklist first

    Ask your landlord or agent for it before requesting a quote. The checklist, not the cleaning company scope list, is the standard the work will be judged against.

    Book for after the unit is empty

    The day after the movers, not the same day. Cabinet interiors, skirtings and floors under wardrobes are exactly what gets inspected and exactly what cannot be reached around furniture.

    Room by room against the list

    The vendor works the checklist rather than a generic scope, including cabinet and wardrobe interiors, hob and hood, grout and window tracks.

    Inspect before you hand over the keys

    Walk the unit yourself with the checklist. If something is short, it is fixed then, not after your deposit conversation has started.

Will move-out cleaning guarantee my deposit back?

No cleaner can promise that, and you should be wary of any who does. Deposits are withheld for damage, wear beyond fair use, unpaid bills and missing items as well as cleanliness. What a good move-out clean does is remove cleanliness from the list of things your landlord can raise, which is usually the easiest of those to control.

Should I book before or after the movers?

After. Always. Cleaning a unit that still has furniture in it means the areas an inspection will actually check, cabinet interiors, skirtings, floors under wardrobes, are exactly the areas that cannot be reached. Book the clean for the day after the unit is emptied.

What does a landlord or agent usually inspect first?

In practice: inside kitchen cabinets, the hob and hood, bathroom grout and sanitaryware, window tracks, aircon filters, and marks left by wall fixings. Ask your agent for the checklist and give it to the vendor before the quote rather than after the job.

Is aircon servicing part of move-out cleaning?

Usually not, and this catches people out. Many tenancy agreements separately require a documented aircon servicing record at handover. That is a different trade and a separate booking. Check your agreement before assuming the cleaner covers it.

How far in advance should I book?

Two weeks where possible. End of month and quarter-end are the busiest windows because most leases end then, and the day-after-move-out slot you actually need is the first to go.
