Post-renovation cleaning is the most technically distinct service on this site and the one most often booked incorrectly. Renovation leaves behind fine cement and gypsum dust that settles into every horizontal surface and recirculates for weeks, plus paint splatter, silicone smears, adhesive residue, grout haze and sticker glue. None of that responds to ordinary cleaning. It needs a staged process and equipment a household cleaner does not carry, which is why a standard deep clean booked for a renovated unit usually ends in a second visit.

You agree a total for the job in advance. If it overruns, that is the vendor’s risk, not yours.
Typically S$400 to S$550 for a 4-room HDB, scaling up and down with size. An alternative basis used by many vendors is roughly S$0.25 to S$0.50 per square foot. Extent of works matters as much as size: a full hack-and-rebuild costs materially more than a repaint. Rates before GST. Quotes given without either a site visit or photographs should be treated as provisional.

What is not included
Usually a separate service or a different trade.
- Disposal of construction waste, offcuts and packaging, which is the contractor's responsibility and often a licensed waste stream
- Removal of cement or grout bonded to surfaces where removal would damage the finish
- Rectification of contractor defects, paint touch-ups or resealing
- Aircon chemical wash, which is strongly advised after renovation but is a separate trade
- External facade or external window faces
- Heavy item relocation

How it works, step by step

Every trade off site first
This is the single most common scheduling mistake. If the contractor has one more visit, wait for it. Cleaning around outstanding work means paying twice.

Coarse debris and industrial vacuuming
Offcuts and heavy debris out, then vacuuming with filtration built for construction dust. A domestic vacuum recirculates fine gypsum and cement dust rather than capturing it.

Residue removal
Paint splatter, silicone smear, adhesive and grout haze come off with specific methods per surface. This is the stage that separates the service from a deep clean.

Let it settle
Dust lifted during the first pass has to come down before it can be removed. A vendor who skips this leaves you with a hazy unit the next morning.

Final detail pass
Surfaces, glass and fittings wiped down once the air has cleared. Expect a little residual dust over the following week regardless; that is the nature of the work, not a defect.
Post-Renovation Cleaning questions
Why can a standard deep clean not handle this?
Two reasons. Cement and gypsum dust is abrasive and far finer than household dust, so wiping it with a domestic cloth grinds it into finishes and scratches them, and a domestic vacuum without the right filtration blows it straight back into the air. Second, the process is staged rather than single-pass. Dust suspended during the first pass has to settle before a final detail wipe, and a vendor who does not build that into the schedule will leave you with a hazy unit the next morning.
How long after the contractor finishes should I book?
After every trade is genuinely off site, including the final touch-up visit. Booking while a contractor still has work outstanding is the most common cause of paying twice. If your contractor includes a clean, ask exactly what it covers. A contractor clear-out is usually debris removal, not a fine-dust clean.
Is one session enough?
For most HDB units after a full renovation, one properly staged session is enough, but expect some residual dust to appear over the following week as air movement settles the last of it. That is normal and not a defect. Extensive hacking works in a larger unit sometimes justify a second lighter visit.
How is it priced, by size or by mess?
Both, which is why quoting is harder than for other services. Size sets the baseline, and the extent of works moves it. Vendors commonly work either from a flat rate by property type or from a per-square-foot figure of roughly S$0.25 to S$0.50. Either way, send photographs before accepting a quote.
Should I service the aircon at the same time?
Yes, and it is genuinely important. Renovation dust is drawn into fan coil units and will keep re-entering the room every time the unit runs, undoing the clean. It is a separate licensed trade, so book it separately, and schedule it before the final cleaning pass rather than after.
